North Weymouth (02191): the highest sale-to-list ratio of all four

North Weymouth had the highest sale-to-list ratio: 104.5%, up 3.6 points year over year, per the Real Estate Data Aggregator. Nearly 7 in 10 homes sold above list price, at 69.7%, up 19.7 points from a year before. That is a big jump.

Still, months of supply in ZIP 02191 rose to 1.9, up 0.5 months year over year. The share of homes going under contract within two weeks slipped 2.1 points to 54.6%. It is competitive, but a little less frantic than ZIP 02188 right now.

South Weymouth (02190): the busiest by volume

ZIP 02190 had the most sales: 67 homes sold in the three months ending August 31, 2026, up 19.6% year over year, per the Real Estate Data Aggregator. The median sale price was $650,000, up just 0.4% from a year before.

Months of supply in ZIP 02190 held at 1.1, down slightly from a year ago. Homes averaged 102.3% of list price. Not as tight as ZIP 02188, but still clearly a seller's market.

Rates are above 7%. Here is the honest picture.

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, the Federal Housing Finance Agency found U.S. house prices rose 2.4% from August 2025 to August 2026. That is slower than Weymouth's tightest ZIP, which posted 11.6% price growth.

Rates matter. But in ZIP 02188, buyers are still moving. The data through August 31, 2026 shows that. If you own there, a sharp price and a ready home still produce results. If you are buying there, you need to be pre-approved and ready before the right home appears.
