More homes are hitting the market, and buyers are still showing up
The big number: the Real Estate Data Aggregator counted 294 homes for sale across the primary market in the three months ending August 31, 2026. That is up 23.5% from the same period a year before. More choices for buyers. More competition for sellers.
Here is the key thing: supply went up AND demand went up. The Real Estate Data Aggregator shows 521 pending sales across the market, up 11.6% from a year ago. Buyers are still moving. This is not a market that stalled.
What this means if you are selling
More listings means buyers have more to compare yours against. Pricing and prep matter more now than they did a year ago. That said, homes here are still selling above list price in most towns. The Real Estate Data Aggregator shows Norwood at 103.2% of list and Roslindale at 103.4%. Priced right, sellers are still winning.
What this means if you are buying
You have a bit more to look at. The National Association of Realtors put national inventory at 1.60 million homes in September 2026. Locally, the Real Estate Data Aggregator shows the same trend. More supply does not mean slow, though. Half of all homes in Dedham went under contract within two weeks of listing, per the Real Estate Data Aggregator.
How each town stacks up
A few things worth calling out
Canton saw new listings jump 84.5% year over year, per the Real Estate Data Aggregator. That is a big shift. Inventory there rose 64.1%. Still, 60.4% of Canton homes went under contract within two weeks. Buyers are keeping up.
Needham new listings were up 82.1%, per the Real Estate Data Aggregator. Pending sales there rose 40%. More supply, more activity.
Westwood is the outlier. The Real Estate Data Aggregator shows inventory down 28% there, and median prices up 15%. Fewer homes, faster sales: Westwood's median days on market was just 16.
Rates are still a factor
Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year averaged 6.60%. Rates above 7% are not new: Realtor.com noted they surged past that mark for the first time since January 2025. Buyers are adjusting, but it is still part of every conversation.
- More homes came to market across Dedham, West Roxbury, Roslindale, Norwood, Canton, Needham, and Westwood in the three months ending August 31, 2026. Buyers showed up anyway.
- Pending sales are up 11.6% and 590 homes closed.
- Pricing still matters more than it did a year ago, but this is not a slow market.
